High exposure professional office building ready for a remodel to reach its full potential.
The HM Development Group partners Eric Hiatt and Luke Miner are at it again! The Haedrich Group at Capital Rivers Commercial announced today the local developers acquired the building at 1304 East Street in Downtown Redding. Much like their prior successes at 1525 Pine, 1557 Pine, 1401 Market, 2040 Waldon, and 1320 Yuba, the young developers are planning a full renovation.
“This building has so much potential with the incredible exposure coming from I-5 right at the gateway to downtown Redding, it really was a sleeper” said Mr. Hiatt while speaking about the purchase and project, “everyone drives by it, but no one pays attention to it.” The building is located at the corner of Shasta and East Streets directly across from the new Déjà vu location. “Our goal is always to bring new life into downtown properties while utilizing the existing infrastructure and character,” stated Luke Miner, the co-developer with Mr. Hiatt, “we feel it is important to be good stewards of local real estate and invest in the community in which we live.”
The plans for the project currently include fully remodeling the exterior façade with all new windows, paint, signage, and architectural features, as well as a floor to ceiling aesthetic upgrades to the interior with more modern and chic finishes. “The building clearly needed some love; at the close of escrow the building was 50% vacant,” mentioned Chris Haedrich with the Haedrich Group at Capital Rivers Commercial in Redding, the commercial real estate broker working on the project, “the demand for office and retail space downtown is strong, but as the downtown vibe has been elevated so have tastes, and business are expecting nicer finishes and a higher-end experience.” The Haedrich Group will be marketing the property for lease with suites ranging from as small as 400 SF to as large as 4,000 SF, and the property includes its own private parking lot.
