Eastvale Gateway and The Station: How Eastvale, CA Balances Business and Livability

Eastvale, California is rewriting the playbook on municipal growth and business development. In the latest episode of Capital Rivers Connect: California Edition, brought to you by Team California, CEO Greg Aguirre speaks with City Manager Mark Orme and Economic Development Manager Alexander Fung. Just 15 years after incorporating, the city of Eastvale has grown to over 70,000 residents. It is now one of the most financially stable cities in California. Eastvale is consistently ranked as one of the best places to raise a family and one of the safest cities in the region. Situated at the crossroads of three major counties and adjacent to the I-15 freeway, Eastvale has become a regional destination for commerce and culture. Eastvale Gateway, a high-traffic shopping center drawing millions of annual visitors, shows how the city supports large-scale retail success without compromising safety or livability.

High Standards and a Business-First Approach

Eastvale’s leadership team upholds high standards across every part of city planning and service delivery. As Orme and Fung explain, this includes strength-based hiring, accountability, and a culture of innovation. The city also takes a business-minded approach. The council prioritizes transparency, fast permitting, and strong interdepartmental collaboration. This strategic mindset helps Eastvale stand out in municipal management.

Eastvale Gateway, The Station, and Regional Impact

The numbers speak volumes. Eastvale Gateway saw 10.9 million visits in 2024. The Station brought in 9.5 million. These nationally ranked shopping centers benefit from Eastvale’s location, infrastructure, and commitment to public safety. The city is a preferred destination for shopping and dining, even for residents of nearby areas. Eastvale balances high visitor volumes with a strong focus on cleanliness, traffic flow, and security. Visitors and residents experience a setting that is safe, efficient, and welcoming.

Silver Lakes and Tourism Spillover

Eastvale benefits significantly from its proximity to the Silver Lakes soccer complex in neighboring Norco, which draws roughly 3 million visitors annually. While not within city limits, Silver Lakes fuels demand for hospitality and retail in Eastvale. This steady influx of regional tourism supports the continued success of centers like Eastvale Gateway and The Station, reinforcing the city’s regional role.

What’s Next: Downtown Eastvale

Looking ahead, the city is moving forward with plans for a civic-focused downtown core. Anchored by a new city hall, library, police station, and fire station, the area will also feature a walkable district of restaurants and retail. Ribbon cuttings are expected between 2027 and 2028. City leaders are focused on high-quality execution over speed, ensuring the development aligns with Eastvale’s long-term vision.

Incentives and Ecosystem Support

The city’s support of business doesn’t end at ribbon cutting. Through forgivable loan programs for restaurants, grant opportunities for AI-driven security upgrades, and ongoing engagement through the Eastvale Chamber of Commerce, the city sustains its economic ecosystem well beyond the approval phase. This culture of support encourages long-term business success.
