Ryan Orn

Ryan Orn is a Vice President of Sales and Leasing in Capital Rivers Commercial’s Sacramento office, specializing in retail leasing, land sales, ground leases, 1031 exchanges, and site selection throughout Northern California.

He began his commercial real estate career with Capital Rivers in 2018, when the company was a small four-person team. Before joining the firm, Ryan spent 20 years with Sleep Train as a Sales Manager, where he oversaw a team of 40 and worked closely with the real estate department on site selection for new store locations. During those two decades, he developed lifelong qualities such as perseverance and the belief that hard work always pays off.

With experience on both the real estate and operations sides, Ryan understands how visibility, access, and site characteristics impact a store’s success. Moreover, he believes listening, attention to detail, and collaboration are the keys to client success when paired with hard work. Holding a degree in Economics from California State University, Sacramento, he combines financial insight and market analysis with a creative, people-first approach. Known for his relentless curiosity about the market and his ability to spot patterns others miss, he brings both expertise and a bit of humor to every project.

In 2025, Ryan was recognized as Broker of the Year (Next Generation Retail) for his leadership and performance in the Sacramento market. Outside of work, he is a member of the Association of Commercial Real Estate and supports the Ticket to Dream Foundation, which helps foster youth across the community. In his free time, he enjoys classic cars, home improvement projects, and catching as many Sacramento Kings games as possible.
