Spring into Action: Your Commercial Property Management Checklist

Spring is here! It is time to prepare your commercial property for the season. As your property manager, Capital Rivers follows a thorough list to ensure that your property is in tip-top shape for the warmer weather.

Check out our spring checklist for commercial property management that can help you get ready for this season:

Inspect the exterior of the property:

We walk around the property and check for any damage caused by winter weather months. Visually check for any cracks on the exterior of the building and the sealant around all the windows. Assess the asphalt and concrete condition for any repair work that should be budgeted or completed during the warmer months.

Clean gutters and downspouts:

After the rain comes spring flowers and weeds growing in the gutters. We will inspect the roof conditions and downspouts to be sure these are cleared of debris.

Check HVAC systems:

As the temperature starts to rise, it’s essential to ensure that your HVAC systems are functioning correctly and maintained regularly. We will schedule a preventative maintenance inspection with an HVAC professional to make sure everything is in working order.

Prepare landscaping:

Spring is the perfect time to get your landscaping in order. With the increasing price of water, we create a long term plan for replacing grass areas with drought resistant landscape. This is also a crucial time to inspect all irrigation systems before the warmest months of the year.

Check for pest infestations:

Winter weather can drive pests indoors, so it’s important to check for signs of infestation. Look for droppings, nests, and chewed wires or insulation. If this is an issue in your space we will get the problem fixed as fast as possible.

Schedule pressure washing:

Winter weather can leave a layer of grime on the exterior of the building. We can schedule a power washing to remove any dirt and debris.

Inspect and repair parking lots:
