What is Fee Development?
Fee development is a project delivery method where a commercial real estate developer manages the entire process on behalf of a property owner or investor, in exchange for a fee (rather than owning the project). This allows landowners, institutions, or investors to leverage a developer’s expertise in site selection, entitlements, design/construction management, and leasing without giving up ownership of the real estate.

Typical fee structures in the industry range from percentage-based fees (often around 3–8% of total project costs for full-scope development management to fixed or hourly fees for more limited scopes. Incentive-based fees, where the developer earns bonuses for beating budget or schedule targets or even takes an equity stake/profit share in the project. This aligns the developer’s interests with the project’s success. In practice, fee arrangements are often tailored to the project: fees can be percentage, fixed and are based on the total project size, cost, complexity, and time required offering flexibility to the client.
