Chico’s historic El Rey Theater has officially entered a new chapter. After more than two years of community organizing, fundraising, and negotiations, the beloved downtown landmark has new ownership. A local nonprofit dedicated to its preservation now owns the property.
Capital Rivers Commercial played an important role in making this acquisition possible. Carrie Welch, CCIM, and Kelsey Watt, MS, are both Directors of Sales & Leasing in the firm’s Chico office. Together, they provided real estate expertise, strategic guidance, and ongoing support throughout the process.
A Community Comes Together to Save the El Rey Theater
When the El Rey Theater was listed for sale in April 2024, Chico community members came together with a shared goal. They wanted to preserve the historic landmark and return it to public use.
Their efforts led to the formation of El Rey Theater, a 501(c)(3) nonprofit organization. The group’s mission was to purchase, restore, and operate the theater as a community cultural space.
Early in the process, the group reached out to Carrie at Capital Rivers Commercial for guidance. They recognized the complexities of acquiring a historic commercial property and wanted experienced support.
As fundraising progressed, Carrie and Kelsey worked alongside the nonprofit to explore potential acquisition strategies. Together, they helped present a lease-to-own proposal to the sellers. This approach offered a potential path to ownership while the organization continued raising funds.
Although the initial negotiations eventually stalled, Capital Rivers remained involved. Carrie and Kelsey continued advising and supporting the nonprofit as it worked toward its goal.
Capital Rivers Brokers Help Bring the Acquisition Across the Finish Line

A significant turning point came when the nonprofit secured the financial support needed to purchase the property.
With funding in place, the organization returned to Capital Rivers Commercial for assistance preparing a formal offer.
Carrie and Kelsey helped the nonprofit evaluate the property’s value and navigate the acquisition process. They also explained important considerations involved in purchasing the historic building. Their guidance provided valuable insight and education, helping the organization make informed decisions throughout the transaction.
After a lengthy process and continued collaboration, the acquisition was successfully completed.
For Carrie and Kelsey, handing over the keys to the nonprofit marked a particularly meaningful moment. What began as a potential lease-to-own arrangement had become a successful purchase. Throughout the process, everyone involved shared a commitment to preserving an important part of Chico’s history.
Ultimately, the transaction reflects the value of strong partnerships, persistence, and experienced commercial real estate representation.
A $2.5 Million Gift Secures the Theater’s Future
The acquisition was made possible through a transformational $2.5 million gift from the Lupine Legacy Foundation. This contribution provided the funding needed for the nonprofit to purchase the building.
With ownership secured, the organization’s focus has shifted toward restoring the theater and preparing it to welcome the community again.
The nonprofit is now seeking approximately $1.91 million in additional funding. These funds will support critical building repairs, equipment purchases, and reopening preparations.
Restoration priorities include replacing the failing roof, addressing mold and water damage, and upgrading building systems. The work will also help protect the theater’s historic fairy murals.
Looking ahead, the nonprofit envisions the restored El Rey Theater as a vibrant downtown destination. Plans include films, live performances, educational programming, and community events.
The organization is targeting fall 2027 for reopening, depending on restoration progress and fundraising.
Beyond preserving a historic landmark, the project could also bring renewed activity to downtown Chico. Increased foot traffic may benefit neighboring restaurants, shops, and other local businesses.
