AJ Herlitz

AJ Herlitz is a Director of Sales and Leasing with Capital Rivers Commercial in the Sacramento office, specializing in retail sales and leasing, 1031 exchanges, tenant representation, and site selection throughout the Greater Sacramento region.

He began his career in commercial real estate while still in high school, working for a local developer and gaining early exposure to site selection, development strategy, and the fundamentals of retail real estate. After earning his Bachelor’s degree in Business with a minor in Communication from Southern Oregon University, he joined CoStar, a leading commercial real estate data and technology platform. During his time there, AJ developed a strong analytical foundation, studying market trends, property performance, and regional retail dynamics. In addition, he worked closely with brokerage firms, developers, lenders, retailers, and service vendors, which gave him a broad understanding of how different stakeholders evaluate opportunities. Together, these experiences allow him to approach each assignment with both data-driven insight and practical deal execution. Known for his responsiveness, energy, and collaborative style, he takes a partnership-driven approach that focuses on creating long-term value for both landlords and tenants.

Outside of work, AJ is a member of the Active 20-30 Club, where he stays engaged in community-focused initiatives. He enjoys exploring the region’s food scene as an avid foodie and amateur chef. In addition, he stays active through golf and pickleball, enjoys diving into history, and spends time with his Belgian Malinois mix, Nala. AJ also likes to share a fun personal fact that he has two completely different sized feet, a size 14 and a size 12.5. With a genuine commitment to his clients’ growth and the Sacramento community, AJ remains focused on building lasting relationships and delivering thoughtful, strategic real estate solutions.
